How many people live in Córdoba?+
INE's Censo Anual de Poblacion gives the municipality 324,159 residents at 1 January 2025, and that is the operation every share on this page uses. INE's padron, a separate operation with the same reference date, gives 323,262. We do not reconcile the two. The province of Córdoba, published under a label identical to the city's, stood at 772,153 on the padron. Andalusia's own SIMA record prints the same 324,159 census total for the city.
How many foreign residents does Córdoba have?+
It depends on the measure, and the two are not interchangeable. On nationality, INE's census for 1 January 2025 publishes 13,027 foreign nationals in the municipality, about one resident in twenty-five. On country of birth it publishes 20,212 residents born outside Spain, closer to one in sixteen. Both totals are INE's own published figures rather than our subtraction; the proportions are our arithmetic on them. Colombia leads both of the five-largest lists, with Morocco second on each.
Can I fly into Córdoba?+
Not in any way worth planning around. Aena recorded 30,797 passengers at Córdoba across the full 2025 calendar year, which works out at roughly eighty-four a day. Aena operates the aerodrome, but it does not carry meaningful scheduled traffic in any sense a buyer would recognise. Saying that Córdoba has an airport is true, and that is exactly what makes it misleading, so ask for the passenger figure whenever a listing mentions it.
What rail service does Córdoba have?+
Adif's station page for 50500 Córdoba J. Anguita lists trains operated by Renfe, Iryo and Ouigo. When we fetched it on 1 September 2026 the arrivals board carried service tags including AVE, AVANT, ALVIA, AVLO, MD and PROXIMIDAD. That board is live train data and evidence that trains of those types were listed as calling, not a roster of lines. The page showed no Cercanias line codes, and Renfe's own local pages did not render for us, so we have not established a Cercanias line list.
Which Córdoba districts are dearest and cheapest to buy in?+
In Idealista's July 2026 table for the municipality, Zoco - Poniente - Vistalegre carries the highest asking price per square metre, with Norena - Figueroa, Centro - Casco Historico and Santa Rosa - Valdeolleros behind it. El Higueron, Sector sur - Santa Cruz and Campo de la Verdad sit at the lower end. These are asking prices from listings, not sale deeds. Campo de la Verdad is the only one of the eleven with a negative annual change in that table.
Where does Córdoba sit against the province and against its own history?+
In Idealista's July 2026 report the municipality's asking price per square metre is higher than the figure for the province of Córdoba, which is a different geography and covers a great deal of countryside. Against its own record, the city figure is close to a third below the all-time high the same table prints for October 2007. Both are asking prices from listings rather than transaction records, and neither should stand in for the other. July 2026 is also the first report under Idealista's revised methodology, so its annual changes are not like-for-like.
What is the climate actually like?+
AEMET's normals for station 5402, Córdoba Aeropuerto, cover 1981 to 2010 at 90 metres. Unusually, the station's printed municipality is Córdoba itself, so the record is measured inside the city it is named for, which is not true of every airport station. They give an annual average of 18.2 C, an average daily maximum of 25.1 C and 605 mm of rain a year, with December wettest and July driest. AEMET prints a dash for annual sunshine here, so we publish none and never add the months together.
Which hospital would I be referred to?+
We do not publish one for Córdoba. Hospital Universitario Reina Sofia is the obvious candidate and the Servicio Andaluz de Salud publishes a centre entry for it, but the hospital's own SAS-hosted guide page redirect-looped and never returned content to us. No source in our possession states in its own words that it is the reference hospital for the municipality. That means not established, not absent, and it is a gap one working page would close.
What are the costs of buying property in Córdoba?+
When buying property in Córdoba, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Andalucía rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Córdoba?+
Annual property ownership costs in Córdoba include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Córdoba within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Córdoba?+
When selling property in Córdoba, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Andalucía as anywhere in Spain. Plusvalia municipal is set by the town hall of Córdoba and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Córdoba no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
